Advantages for everyone
No restrictions on purchasing a second home
Andermatt Swiss Alps apartments and penthouses are not affected by the Second Homes Act (Lex Weber), since the initiative was first submitted after the approval of the master plan (district design plan). Andermatt is the sole alpine destination that offers a wide range of new, specific-purpose apartments that are of high quality and pay special attention to traditional Swiss craftsmanship.

A fully managed rental programme
Andermatt Swiss Alps offers a rental programme for all properties in Andermatt Reuss, meaning that owners can generate rental income when they’re not using their property themselves. Andermatt Swiss Alps will handle the management of the property and the entire booking process, including attending to the needs of guests on location. Every property comes with a standard furnishings package. Rental prices are calculated based on such factors as location, season and competition.
Special terms for owners
You’ll benefit from reduced prices for season tickets for the Andermatt+Sedrun+Disentis ski region and for private ski lessons from the Swiss Snowsports School Andermatt, as well as lower admission fees for the Andermatt Realp Golf Club. You’ll also get discounts at a number of businesses, restaurants and service providers, including The Chedi Andermatt and the Andermatt Concert Hall. Moreover, Andermatt Swiss Alps offers events every year exclusively for owners.
Central location makes it easy to reach
Andermatt is located in the heart of Switzerland and the centre of the alpine region. The village has excellent connections to national and international traffic routes. It lies just 10 minutes from the north-south A2 motorway. It's also easy to get here with public transportation. All larger Swiss cities have direct connections to Göschenen. From there, you change to the Matterhorn Gotthard Railway.
Sustainable, environmentally friendly tourism
With the initiative Andermatt Responsible, Andermatt Swiss Alps is committed to ensuring sustainable, environmentally friendly tourism in the Andermatt region. The aim is to facilitate tourism operations in a way that preserves resources. This is because it’s the interest of all of us to protect the Swiss mountain environment. All Andermatt Swiss Alps properties are built in accordance with the low-energy standard and are heated and powered in a CO2-neutral manner. The sustainability efforts of Andermatt Swiss Alps are summarised in the progress report.
Advantages for international buyers
No restrictions for international buyers
Andermatt is the only alpine destination in Switzerland that is completely exempt from Lex Koller. This means that foreign investors can purchase properties without restrictions and make this unique village their home. As a result, Andermatt attracts a global community who wish to benefit from the advantages of investing in properties with a high rental return and prospective growth in asset value.
Low taxes and favourable inheritance law
Uri’s maximum income tax rate is the second lowest in Switzerland and only about half as high as the tax rates in the UK, Germany, France and Italy, which puts Andermatt among the destinations where tax treatment is the most advantageous. In addition, Uri does not impose any inheritance or gift taxes – the canton’s inheritance law is thus among the most favourable in the world.
Choose to make Switzerland your residence
Foreign nationals who relocate to the canton of Uri and make it their principal residence can obtain a residency permit via flat-rate taxation, which is an advantageous taxation system for wealthy individuals. In addition to the tax advantages, Uri gives new residents access to one of Switzerland’s best educational and health systems.
